{"id":5922,"date":"2011-11-28T09:51:36","date_gmt":"2011-11-28T14:51:36","guid":{"rendered":"http:\/\/www.unionvilletimes.com\/?p=5922"},"modified":"2011-11-28T09:51:36","modified_gmt":"2011-11-28T14:51:36","slug":"lenape-village-owner-supervisors-work-for-compromise","status":"publish","type":"post","link":"https:\/\/www.unionvilletimes.com\/?p=5922","title":{"rendered":"Lenape Village owner, supervisors work for compromise"},"content":{"rendered":"<p><span style=\"font-size: medium;\"><strong><em><span style=\"font-family: arial,helvetica,sans-serif;\">Supervisors agree to back appeal to zoning board if certain conditions are met<\/span><\/em><\/strong><\/span><\/p>\n<p><span style=\"font-family: arial,helvetica,sans-serif;\"><strong>By Kelli Siehl<\/strong>, <span style=\"font-size: x-small;\"><em>Staff Writer, UnionvilleTimes.com<\/em><\/span><\/span><\/p>\n<div id=\"attachment_5924\" style=\"width: 310px\" class=\"wp-caption alignright\"><a href=\"http:\/\/www.unionvilletimes.com\/wp-content\/uploads\/2011\/11\/LenapeVillage.jpg\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-5924\" class=\"size-medium wp-image-5924 \" style=\"border: 2px solid navy; margin: 4px;\" title=\"LenapeVillage\" src=\"http:\/\/www.unionvilletimes.com\/wp-content\/uploads\/2011\/11\/LenapeVillage-300x253.jpg\" alt=\"\" width=\"300\" height=\"253\" \/><\/a><p id=\"caption-attachment-5924\" class=\"wp-caption-text\">Expanded paving and the removal of a hedgerow created some concernes about stormwater runoff behind the Lenape Village Shoppes in Pocopson.<\/p><\/div>\n<p>POCOPSON \u2014 Brandywine Vista, LLC representative, Armand Coppotelli told members of the township Board of Supervisors at Monday\u2019s meeting that he met with the Chester County Zoning Hearing Board regarding receipt of a township zoning violation for paving too large of a space to be used as a loading area at the Lenape Village Shoppes.<\/p>\n<p>Coppotelli said he asked the Zoning Hearing Board for an expansion due to the hardship of the original angle of the loading area and it was \u201cgranted with some conditions.\u201d He recalled the tractor trailer traffic that used to block Denton Hollow Road while unloading supplies for the pizza and other shops. He appealed to supervisors, \u201cWhat do you need, what are your concerns and how do we address it?\u201d<!--more--><\/p>\n<p>\u201cI\u2019m trying to beautify and stabilize that center,\u201d he told supervisors, \u201cI think my tenants would attest to it being a better place to do business.\u201d<\/p>\n<p>Supervisors\u2019 Chair Steve Conary said he understood Coppotelli\u2019s intentions of trying to make the area more usable, but the issue at hand is \u201cyou didn\u2019t come to the township to get the approval and you paved an area you were not supposed to pave and took out the hedgerow without permission.\u201d<\/p>\n<p>Township Zoning Officer Richard Jensen explained that the new blacktop surface is not able to absorb water, allowing increased storm water runoff onto Denton Hollow Road and into the Riverside development.<\/p>\n<p>Bill Sellers, a longtime resident and former supervisor, who lives along Denton Hollow Road, urged supervisors to work with Coppotelli to come up with a plan to improve storm water runoff as well as replace the lost hedgerow \u201cinstead of tearing up asphalt.\u201d Sellers said, \u201cArmand has done a lot of work\u201d to improve the center and decrease truck traffic on Denton Hollow Road.<\/p>\n<p>After listening to testimony from all sides, the supervisors passed a motion to recommend approval of Brandywine Vista, LLC\u2019s request for an expansion on the condition that 1) an appropriate landscape barrier is installed between Denton Hollow Road and the back of the shops and 2) as much of the storm water as is reasonably possible, particularly coming off of the building into the parking lot, is diverted into the grassy area to the side of the building.
